It’s a research that is done by the responsible mechanic which certifies that the electrical installation of a property is safe and well constructed.

The certificate is valid for 14 years for private housing properties, for 7 years for businesses and for 1 year for outdoor electrical installations.

Α) Before the building that has been built, before or after a building permit has been  supplied with electricity, and after it has been subjected to the regulation of arbitrary spaces.

Β) If its validity period has expired.

If its validity period has expired, you will be asked to provide one in these two cases:

  • In case there’s a name change in the supply of electricity.
  • In case the supply of electricity gets reconnected.
  • In case the supply of electricity is changed.

The following are necessary:

A) The owners last name and the first and last name of the person that occupies the apartment (tenant, guest)/if there is any.

B) The property’s exact adress.

C) The electrical installations supply number.

D) The electrical installation needs to be checked if order to make sure that it functions well, that it’s credible and that the system works well.

E) Building license or a paper that proves that the owner has been subjected to the regulation of arbitrary spaces (if the matter concerns the initial electrification of the building).

The original electrician’s certificate is deposited to HEDNO S.A competent offices.

It’s a certificate that places the building or the building unit in one of the energy classes that are defined by the Energy Efficiency Regulation and it is done by a certified mechanic.

It is necessary in the following cases:

A) In order to rent a whole building or part of a building (Apartment, store).

B) In order to sell a whole building or part of a building (Apartment, store).

C) In order to complete the construction of every new building or in order to renovate a building entirely.

D) In order to incorporate a building to the “Household Energy Efficiency” program.

The properties that are used as summer houses are not excluded from the mandatory issuing a of an Energy Performance Certificate.

An Energy Performance Certificate is necessary for new leasing arrangements and not for the renewal of existing arrangements.

The issuing of an Energy Performance Certificate is necessary from the 9/1/2012 and the exemption of spaces that occupy less that 50m2 has ceased to apply from the 1/1/2016.

Attention: If an Energy Performance Certificate was necessary for a leasing arrangement but it was never issued or submitted to taxis, then the owner of the property can be fined with large fines that can even reach 10.000€.

A) All the building (private housing estates, office spaces).

B) An Energy Performance Certificate is not necessary for buildings that are used in the ways that are mentioned below:

  • Industry,
  • handicrafts,
  • for agricultural use (excluding houses),
  • laboratory,
  • warehouse,
  • car parking,
  • gas stations.

The issuing of an Energy Performance Certificate is necessary from the 9/1/2012 and the exemption of spaces that occupy less that 50m2 has ceased to apply from the 1/1/2016.

Attention: If an Energy Performance Certificate was necessary for a leasing arrangement but it was never issued or submitted to taxis, then the owner of the property can be fined with large fines that can even reach 10.000€.

The following are necessary:

  •  Ownership title (sale contract, parental grant, inheritance acceptance, donation, etc.).
  • The property’s floor plan.
  • Land registry number.
  • Legitimizing documents (such as regulation of arbitrary spaces, regulation of semi-outdoor spaces etc.
  • Recent PPC bill (or a bill by another power supplier).
  • Boiler maintenance sheet (whether it’s a petrol or natural gas boiler).

The Energy Performance Certificate is valid for 10 years after it has been issued. For these 10 years, you don’t need to issue a new one every time the tenant changes, or the leasing is updated (in cases when that’s necessary), or if the property is sold.

You must submit an application at any HEDNO S.A office that is in your area. An essential condition for the submission of an application, is that the power supply needs to be registered to the person that is submitting the application.

It’s an automatization that is placed on the electrical panel and is triggered in case of a short circuit. It’s the mechanism that stops the current, thus protecting from electric shocks, damages that are done to devices, etc.

It’s mandatory by the law to install one. The issuing of an electrician’s certificate isn’t possible without the installation of an electric shock relay and the connection to the electrical panel.

The prerequisites, in order for a property to join the program conserving at home are the following:

A) The property needs to be the main house for the owner or the tenant that is using it.

B) The property is legal and there are no arbitrariness.

C) The property has been categorized by the Energy Performance Certificate at a category that is at least equal to D, or lower.

D) The grant rate percentage fluctuates between 25% and 60% and depends on the person’s individual income or the household income. It increased by 5% per dependent child. For a person that has an individual income that is over 35.000€ and for a household income that is over 45.000€ no grant is given, but a loan is granted that is equal to 100% of the chosen budget and also a subsidization of the interest rate.

The program subsidizes the following interventions:

  • Replacement of frames.
  • Placement of shading systems.
  • Placement of thermal insulation on the building’s shell. That includes the roof and the ground floor of the building.
  • Update to the heating system.
  • Update to the system that provides usable hot water.
